Contractor Evaluation
Understand a contractor’s capabilities through Dayhill’s Contractor Evaluation service. Dayhill provides an opinion on the type and size of project a contractor is capable of successfully completing. We typically base our opinion on the following:
Data Collection
- Talking with company executives and key personnel
- Reviewing documents including financial statements, D&B information, insurance certificate, safety plan, and other company reports
- Understanding company policies and procedures
- Verifying experience
- Consulting trade references
We provide our findings in a report which illustrates the contractor’s abilities in order for you to make an educated decision.
Plan and Cost Review
Avoid hidden surprises by allowing our construction risk mitigation team to review project plans and budgeted costs before construction begins. A typical Plan and Cost review includes an evaluation of project-related documentation combined with a project’s feasibility and potential risk factors. We will make recommendations based on the findings and provide those to you as a component of our detailed report.
Site Inspection
Remain aware of your project’s level of completion with Dayhill’s Site Inspection service. Our inspectors will perform monthly site observations of your project during construction to determine how much the contractor has earned based on the level of completeness. You will receive a detailed report of the findings including site photos and recommendations for how to address issues with the contractor’s pay application. These reports afford you the knowledge necessary to determine if a project is on schedule and on budget or if there are obstacles that need to be addressed.
Property Condition Assessment
Dayhill’s Property Condition Assessment is performed by an in-house engineer during a field inspection of the building or asset and includes a visual evaluation of all systems; mechanical, electrical, and plumbing components; and the building shell and structures. Key areas of interest include, but are not limited to, the building site; the building envelope; structural components; interior elements; roofing, mechanical, plumbing, and electrical systems; vertical transportation; and life safety factors. The findings and ensuing report are a tool used to ascertain investment and capital risks on a building and its systems when a borrower is using the asset as collateral or when a lender is lending money for improvements to the building or building systems.
